K2 Part 3

We have a few more details about K2 (365 North Halsted Street), which you’ll remember had a ceremonial groundbreaking last week (previous coverage here and here).

The building is 366 feet tall from Kinzie Street dirt to the top of the mechanical penthouse.

The building is designed as three blades, each 36 feet wide.  The total building width is 104 feet.

It’s not  a real pool, just a splash pool.  It’s only 4’6″ deep.

Construction Begins at K2 Luxury Apartment High Rise in Chicago  

CHICAGO (Nov. 4, 2011) – It was a rare Chicago event on Wednesday, Nov. 2, 2011, as a small crowd of architects, bankers, developers, lawyers, general contractors and media gathered to celebrate the start of construction for K2, a 34-story luxury apartment tower in downtown Chicago developed by Chicago-based Fifield Companies and Atlanta-based Wood Partners. As K2’s developers addressed the crowd, construction cranes and crews were hard at work laying 120 caissons into the ground for K2, which is scheduled for completion in 2013.

It wasn’t that long ago when construction cranes could be found every few blocks in the city, erecting condominium, apartment and office towers. But an active high rise construction site in today’s Chicago market is far and few between, as Randy Fifield, vice chair and principal with Fifield Companies, acknowledged during the K2 groundbreaking ceremony.

“Over 200 jobs will be created (because of K2),” said Randy Fifield as she addressed the crowd. “After the downturn of 2008, we are all here today to remind everyone to look up and make a difference. It took everyone here today to make this (K2) happen.”

In the crowd were representatives from the consortium of commercial banks that helped fund K2, including The PrivateBank Chicago, which was the leading lender for the project; Comerica Bank; Fifth Third Bank; Cole Taylor Bank; and Bank of the West. Additional financing for K2 was through private equity fund HFF. Also in attendance was McHugh Construction, which is serving as the general contractor for the project and architectural firm Papageorge/Haymes, which with the addition of K2 has designed four of the five apartment towers at K Station.

K2 marks the first Chicago-area development for Wood Partners, one of the top five multifamily real estate companies in the United States. “We couldn’t think of a better way to enter the Chicago market,” said Patrick Trask, central region senior director for Wood Partners, as he addressed the crowd. “We’re very fortunate to be a part of K2 and look forward to seeing it through completion. This is an exciting project.”

Steve Fifield, CEO of Fifield Companies was last to address the audience. “Those of us in the real estate industry can’t just be a dreamer, you have to be a tenacious dreamer,” he said. According to Fifield, when his firm started to build new-construction office buildings west of the train stations in early 2000, everyone asked who would move west of the railroad road tracks. “We continue to confound the people who look backwards to judge the city,” said Fifield.

“We build them and they come. It’s like a little Field of Dreams over here,” said Steve Fifield, referencing the 2,145 apartments that will be built at K Station, upon the completion of K2.

After remarks from the development team, attendees were invited to commemorate the groundbreaking by submitting modern day items into the K2 time capsule that will be buried at the building’s entrance. The K2 time capsule is scheduled to be opened in 100 years by Fifield descendants and residents of Chicago.

Fifield broke ground on the K Station master-planned community seven years ago. Located just north of the Fulton River District and west of the Chicago River, K Station is considered one of downtown Chicago’s largest and most successful residential developments. The first apartment tower to open at the development was Left Bank at K Station in 2006, followed by Echelon at K Station in 2008, and then the two-tower Alta at K Station complex in 2010.

K2 will be built on a one-acre site at 365 N. Halsted St. The building will connect at ground level on West Kinzie Street and to the bridge level of North Halsted Street. The 34-story apartment tower will include 496 units and 348 parking spaces. Fifield plans to connect a webcam to the K2 construction site to broadcast the progress of K2’s construction via the K2 website.

Residences at K2 will include studio, one-, two- and three-bedroom apartments. Interiors will feature luxury finishes such as nine-foot ceilings, stainless steel appliances, granite counter tops, plank flooring and Grohe fixtures. Rental rates have not been determined.

Residents will have access to a variety of high-end amenities at K2, including two lounge and party areas, each featuring large flat-panel televisions with surround sound, multiple seating and table vignettes and pool tables. Each lounge area will have a fireplace and open to the outdoor pool deck.

At the center of K2’s outdoor amenity area is a 70-foot lap pool with four full-sized swimming lanes. The pool deck will feature four cabanas, including two that can be completely enclosed for outdoor massages. The outdoor lounge area comes with a gas fire pit and direct access to both interior party rooms and lounge areas.

Inside K2’s business center will be six computer stations and a separate boardroom for residents’ business needs. A theater room will feature a 120-inch projection television system with THX 5.1 surround sound and 17 reclining leather seats in stadium-style seating.

The building will also offer a state-of-the-art exercise facility, including a 27-station, two-story workout area overlooking the deck and pool. The exercise area will offer a full complement of weight training and aerobic equipment. All aerobic equipment will feature iPod docs and flat-panel televisions. A dual-purpose, wood-floored room will serve as a yoga and basketball court.

The exercise facility will also have men’s and women’s locker rooms complete with steam rooms, showers, and lockers.

Bicycle storage was also a top priority in the design of K2 due to the building’s proximity to downtown Chicago’s existing and future protected bike lanes. K2 has been designed to offer bicycle commuters an ideal ingress/egress point on Kinzie Street that can accommodate storage for 200 bicycles in its three-story parking garage.
