The long-vacant lot on the east side of North Halsted Street just south of Armitage Avenue is now under construction. The former tbree-story building at 1927 North Halsted was demolished in 2005, and since then the fairly large parcel has been an uncharacteristically empty space with a nice fence.
Our photographer Daniel Schell brings us these pictures of construction crews working on the basement of the new building. It will be two stories above ground, and one story below. The underground portion will be parking, while above grade there will be 44,000 square feet of space. The architect of the $5.7 million building is Chicago’s Todd Main of Main Architecture in the Near North neighborhood.

The main tenant will be Little Green Tree House, a daycare facility licensed for 160+ students. They will take up 1/3 of the ground floor and the entire second floor. The rest is retail space leasing for $55 per sq foot per year. I have not yet heard of any specific retail tenants. The daycare center will have some open play space on the second floor (I think it’s required by law). I hear that the neighbor in the very large house on Burling Street behind the property is paying to increase the height of their fence to provide more privacy/sound protection.
