We don’t get up to the Noble Square neighborhood as often as we should, so it’s nice to be able to bring you a little news from there.
Ground has been broken on a new 30-unit apartment building at 1545 West North Avenue. If you’re having trouble visualizing the location, it’s the vacant lot between Ashland Avenue and the Kennedy Expressway.
Even though the location is Noble Square, the developer is promoting the building as Wicker Park, with rents to match. 675 square feet will run you $1,900/month. For that kind of money you could rent a 1/1 on the 79th floor of the John Hancock Center that’s 20% bigger and still have enough money left over to forget that the kitchen is straight outta the 90’s.

Sedgwick Properties Begins Construction on 30 Luxury Apartments at 1545 W. North Ave. in Wicker Park
CHICAGO (November 11, 2015) – Developer Sedgwick Properties has broken ground on a 30-unit luxury apartment building in Chicago’s Wicker Park neighborhood expected to deliver in the spring of 2016.
The five-story building, located at 1545 W. North Ave., will offer a mix of one- two- and three-bedroom luxury apartment rentals, with individual units ranging from 675 to 1,500 square feet. Duplex penthouse units include expansive private rooftop terraces. Rents are expected to range from $1,900 to $4,000.
“1545 W. North Ave. brings a new luxury rental community to a stretch of North Avenue that has become a target area for new multifamily development, retail and restaurants,” said Marty Paris, president of Sedgwick Properties. “We are proud to have worked collaboratively with the city and area residents to contribute to the redevelopment of this stretch of North Avenue, improve the neighborhood and create a much-needed luxury housing alternative in an area where it has been missing.”
Residents can expect top-of-the-line finishes, including custom cabinetry, quartz countertops, tile backsplashes, professional-grade appliances, hardwood flooring in living areas, luxe carpeting in bedrooms, in-unit washers and dryers, and expansive private balconies. Certain units also feature private terraces. Building amenities include an elevator, Pressbox valet dry cleaning service, bicycle storage, and secure, gated parking. The development will also include approximately 2,600 square feet of ground floor retail space.
