Bucktown Gets Into the Milwaukee Avenue Corridor Action

Just off Milwaukee Avenue in Chicago’s Bucktown Neighborhood, Spearhead Properties is developing 2501 Armitage, at 2501 West Armitage Avenue. The site, former home of art-handler extraordinaire Terry Dowd, Inc., has been cleared and prepped for the new 4-story (the permit says 3 stories; we clearly see 4 in the rendering above) rental property.

Designed by Antunovich Associates, the project will bring 78 rental units to the block, consisting of one-, two-, three-bedroom, and studios. The large lot allowed the architects to include a private center courtyard in the midst of it all, and in keeping with the new tradition for fancy Chicago apartments, they’ll be plenty of amenities available to residents, including outdoor terraces, a fitness center, and a deck atop the roof.

55 auto parking spaces and 78 bike lockers will also be included. With the Western Avenue Blue Line station just a short stroll away, that may seem like a lot of parking for a TOD development, but with a myriad of things to do and see along Milwaukee Avenue, we’re certain those spaces can be put to good use.

The overall 97,000 square-foot space will include about 6,600 square feet of ground-level retail space.

Along with its development duties, Spearhead is also the general contractor. As you can see in the photos below, ground has yet to be broken, but with the permit in hand, work should start in the very near future.
