It’s been 120 years since Joe Hayden put pencil to paper and wrote “Hot Time in the Old Town Tonight.”  He wasn’t writing about Chicago real estate, but might as well have, considering all the new development spilling into the area north of Cabrini Green and southwest of Lincoln Park.

The latest building to break ground is at 301 West North Avenue, better known as “that parking lot you walk past going from the Sedgwick station to Piper’s Alley.”  Anything that erases a surface parking lot gets a pat on the head in our book.

The building will have 69 apartments in a seven-story building with ground floor retail.  It was designed and built by and for Sedgwick Properties.  More information in the press release below.

Sedgwick Properties Breaks Ground on 69 Luxury Apartments at 301 W. North Avenue in Chicago’s Old Town Neighborhood

Developer Sedgwick Properties has broken ground on a 69-unit luxury apartment building in Chicago’s Old Town neighborhood, expected to deliver in Fall 2017. The seven-story building, located at 301 W. North Avenue, will offer a mix of one-, two-, and three-bedroom luxury apartment rentals, with individual units ranging from 601 to 1,300 square feet.

“Located at the intersection of two great Chicago neighborhoods – Old Town and Lincoln Park – 301 W. North Avenue will offer residents the best of each neighborhood: a variety of local neighborhood dining, nightlife and recreational choices at their doorstep, in addition to easy access to the Loop and the city’s central business district via plentiful public transportation options,” said Marty Paris, president of Sedgwick Properties. “For those seeking urban, luxury rental living on the Near North Side, this development delivers it all.”

Residences will feature quartz countertops, tile backsplashes, and stainless steel appliances in the kitchen, wide plank flooring, washer and dryer, expansive windows offering generous natural light and stunning views, and private outdoor space for every unit, including rooftop decks for select penthouse units.

Planned building amenities include a rooftop terrace with a wading pool and cabanas, outdoor kitchen, fire pit and lounge seating. Other amenities include a fitness center, community room with a demonstration kitchen, bicycle storage, secure heated parking, and package concierge system. The pet-friendly building also will include approximately 4,500 square feet of retail space.

“301 W. North Avenue will have the amenities of a large downtown luxury building in a boutique setting,” noted Paris. “It’s a much more intimate and refined lifestyle, and will be a fresh, luxury choice for renters wanting to live in one of Chicago’s most desirable neighborhoods.”

“With its ground-floor retail space, the building also will add to the vibrant and pedestrian-friendly commercial activity along North Avenue, which includes Piper’s Alley, Second City, Old Town Social and a number of local and national retailers.”

In addition to its proximity to popular dining and nightlife destinations such as Kanela Breakfast Club, Topo Gigio, Orso’s, Burton Place, Benchmark, Old Town Pour House, Zanie’s and the outdoor patios that line North Avenue and Wells Street, 301 W. North Avenue is located a few blocks from the Lincoln Park Zoo, North Avenue Beach, the lakefront trail, and the annual Old Town Art Fair. The area is served by several CTA bus lines, and is a short walk to the CTA’s Sedgwick Brown Line and Clark/Division Red Line stations.

An expert in multifamily development, Sedgwick Properties is very active on Chicago’s Near North Side with several luxury apartment developments currently underway, including 1545 W. North Avenue and 1325 N. Wells St. The firm also recently completed a condo building at 1611 N. Hermitage Avenue. As with all of its projects, Sedgwick Properties and its affiliates serve as the architect, designer, developer and general contractor for 301 W. North Avenue.
