Another Vintage Loop Office Building Going Residential

In an accelerating trend, another vintage Loop office building is going to briefcases to breakfast nooks.

Crain’s Chicago Business reports that The Hartman Building at 30 East Adams Street, designed by Alfred S. Alschuler, has been sold and is going to be converted by Cedar Street Companies.  You may remember Cedar Street from such adaptive reuses as the Wilson Avenue Theater in Uptown, and the Bush Temple of Music in Near North.

With this latest acquisition, Cedar Street plans to turn the 12-story, 1925 building into 176 apartments.  It can do that under current zoning, so there are fewer city hoops to jump through.  Miller’s Pub on the ground floor will remain open for your drinking and dining pleasure.  We recommend the meatballs and garlic bread.

This project is just the latest historic Loop office building to go apartment.  182 West Lake was one of the early large conversions just after the turn of the century.  More recently, the Randolph Tower (188 West Randolph Street) completed a swanky renovation into a veritable tower of hipness.  It won our 2014 award for “Best Resident Amenities” for having a cocktail Ms. Pac-Man machine in one of its multiple common areas.

Cedar Street has been doing smaller conversions, but is very prolific.  Its web site lists more than a dozen rehab projects its completed in recent years under various brands.

  1. A shame they couldn’t also buy those two, two-store slummy restaurant building and add a new tower in its place and combine it with the Hartman Building.
