Chicago has another new option for downtown living. Niche 905 (905 North Orleans Street) is now open for business, and accepting move-ins.
Niche 905 was developed by Ascend Real Estate Group and designed by FitzGerald Associates. It has 202 apartments across 18 stories, snuggled between the CTA Brown/Purple Line tracks and the nearly unrecognizable Cabrini Green neighborhood.
The rise of Niche 905 mirrors the transformation of the surrounding neighborhood. Not that long ago, its location was surrounded by vacant lots, warehouses, a notorious public housing complex, and heavy industry. Today the area is known for innovation hubs, technology centers, and R&D laboratories.

Ascend Real Estate Group Celebrates Grand Opening of Niche 905 on Chicago’s Near North Side
Luxury rental tower at 905 N. Orleans features 202 luxury apartments, lifestyle-oriented amenities
CHICAGO — Ascend Real Estate Group and Intercontinental Real Estate Corporation hosted a grand opening celebration on April 13 for Niche 905, an 18-story, 202-unit luxury apartment tower at 905 N. Orleans St. on Chicago’s Near North Side.
Representatives from each company were joined by more than 175 guests for the grand opening event, which included tours of the community’s convertible, one-, and two-bedroom model units, as well as the property’s amenity spaces.
“Niche 905 was designed to serve as a cornerstone of the Orleans Street corridor, an emerging residential enclave that offers unparalleled accessibility and proximity to jobs, nightlife and entertainment,” said Walter Rebenson, CEO of Ascend. “We are proud to be leading the development of this burgeoning retail and residential district, bridging Old Town, River North and the Gold Coast.”
Peter Palandjian, chairman and CEO of Intercontinental Real Estate Corporation, added: “We are pleased to have partnered yet again with Ascend Real Estate Group. Our team has worked hard to source another great opportunity in Chicago — a market we have come to know and love.”
Designed by Chicago-based FitzGerald Associates Architects with anticipated LEED® certification, the boutique tower offers spacious convertible, one-, two- and three-bedroom apartments ranging in size from 576 to 1,518 square feet. Pricing starts at $2,000 per month for convertibles, $2,435 for one-bedrooms, $3,665 for two-bedrooms and $6,000 for three-bedrooms. The convertible model was furnished by CORT Furniture, while Stanton Interior Concepts designed the one- and two-bedroom models.
In addition to showcasing views of Lake Michigan and the downtown skyline, residences at Niche 905 feature 9-foot ceilings; plank flooring throughout all bedrooms and living areas; porcelain-tiled baths; and gourmet kitchens with Euro-style cabinetry, built-in wine racks, quartz countertops, glass tile backsplashes and stainless steel appliances. All apartments are outfitted with USB ports and fiber optic internet service capable of reaching speeds of 1 gigabyte per second – ideal for work-from-home professionals – and include in-unit laundry. Select floor plans also feature private balconies.
All residents of Niche 905 have access to an expansive suite of amenities, located on the ground and penthouse levels of the tower, as well as 24-hour concierge service. The penthouse floor showcases panoramic views and includes an outdoor pool and spa; skydeck lounge with fire pit and adjacent outdoor bar; grilling stations; community garden; state-of-the-art fitness center and yoga studio; and entertainment suite with kitchen, bar and big-screen TVs. In addition to housing 1,750 square feet of retail, Niche 905’s ground level features a spacious lobby with workstations and sitting areas; fully equipped business center with adjacent conference room; coffee bar; craft room; dog run and pet wash station; and workshop with storage for 110 bicycles.
“Chicago has emerged as one of the fastest-growing tech cities in the country, and Niche 905’s location near innovation hubs like River North, Goose Island and the West Loop influenced our approach with this project,” said Bill Wolk, president of Ascend. “Today’s residents desire 24/7, lifestyle-oriented communities that are conducive to – and reflective of – their around-the-clock schedules, so residences and amenity spaces at Niche 905 were designed to accommodate both work and play.”
Located a half-mile north of the Ohio Street feeder ramp, Niche 905 offers residents convenient access to the Kennedy Expressway, as well as several major bus and rail lines. The tower is four blocks from the Chicago Brown/Purple Line station and also within walking distance of the Chicago Red Line station at Chicago Avenue and State Street. The Merchandise Mart, home to startup incubator 1871 and technology companies including Motorola Mobility, Braintree and Yelp, is less than 1 mile south of the property.
“Niche 905 delivers next-generation rental housing in a desirable location that facilitates a true live-work-play lifestyle,” said Rebenson. “It’s a development that pushes boundaries both literally and figuratively, establishing the Orleans Street corridor as a destination for Chicago’s creative class and others in search of luxury apartments offering the latest in design, technology and sustainability.”
