Chicago’s Newest Riparian Residences Ready to Rise

As the Chicago River is transformed from the city’s much-abused industrial toilet into a blue-green floe of aquatic wonder, more and more buildings are muscling in — trying to secure their place next to the shimmering belle of the ball.

The newest entrant is Renelle on the River (403 North Wabash Avenue), an unlikely 18-story condominium building peeking out between the Trump International Hotel and Tower and the Wrigley Building which just got permits from the city to go full monty.

Renelle sits on what used to be the front lawn of River Plaza, in a bit of architectural alchemy whipped up by bKL Architecture in The Loop.   It sports 50 high-end residences, and is oriented to maximize views over the little Trump park and the water taxi stop onto the Chicago River and the Loop beyond.  The homes are unusually large for downtown Chicago.  The smallest unit is three bedrooms, so you’re going to want a Zipcar membership for all the trips you’ll need to make to Ikea.

Press release follows the renderings.

Renelle on the River in Downtown Chicago Secures Building Permit, 45 Percent of Luxury Condominiums Already Sold

CHICAGO  — Chicago-based Belgravia Group today announced Renelle on the River, the developer’s 18-story, 50-unit luxury condominium development at 403 N. Wabash Ave., along the Chicago River, has secured its building permit. The development is currently 45 percent sold ahead of its October groundbreaking and will go vertical in the coming weeks.

“As the city continues to reinvent the Riverwalk and create a world-class experiential destination, Renelle on the River increasingly becomes a sought-after community for buyers looking to take advantage of this unbelievable location,” said Buzz Ruttenberg, founder of Belgravia Group. “With the majestic Wrigley Building to the east, the Chicago River to the south and Ludwig Mies van der Rohe’s AMA Plaza to the west, Renelle is surrounded by Chicago icons – we couldn’t ask for better neighbors.”

Renelle will occupy one of the last parcels of land available for development along this stretch of the Chicago River, offering residents a location just steps from the Riverwalk and popular shopping, dining and entertainment venues. As such, the community is attracting buyers ranging from empty nesters forgoing suburban life for city living to well-heeled urbanites who have test-driven rental living and are ready to commit to a purchase. And, even though the project has yet to break ground, Belgravia’s true-to-life Renelle VR-360 Model home technology allows buyers to virtually experience a home at Renelle on the River.

“The virtual reality experience has definitely been a driver of sales,” noted Ruttenberg. “When buyers have the opportunity to virtually tour a residence, customize finish selections in real time and ‘look out’ the window, the purchase decision is almost a no-brainer even before a construction crane is put in place.”

Designed by Chicago-based bKL Architects, Renelle on the River offers five floor plans, each featuring a large kitchen/family room combination with separate formal living spaces and three or 3½ baths. Buyers can choose between three- and four-bedroom single-level floor plans ranging from 2,249 to 3,434 square feet and priced from $1,584,900 to $3,213,900. For buyers interested in two-level living,Renelle on the River also offers a rare three-bedroom/three-bath duplex option starting at $1,275,900.

“The generous floor plans at Renelle are designed to impart a single-family home feeling,” said Ruttenberg. “Buyers and agents alike have been very impressed with the intelligent floor plans, thoughtful flow and ample storage space.”

All residences will showcase 10-foot ceilings, expansive windows, 8-foot solid-core doors, 5-inch wood flooring in main living areas, abundant gallery walls for artwork, and private balconies. Kitchens will be appointed with Snaidero cabinetry, natural stone or quartz countertops, and Subzero and Wolf appliances. Even laundry rooms will include a Snaidero base cabinet, quartz countertop and integrated laundry sink.

Residents at Renelle on the River will also enjoy an exclusive suite of amenities, including a rooftop lounge on the 18th floor that will include a game room, screening room, indoor and outdoor kitchens, and a 4,500-square-foot terrace. Additional amenities include a fitness center with private yoga room, outdoor dog run and bike storage area.
