City Approves Hight Cut for Michigan Avenue Skyscraper

Back in February of this year, we told you that the people behind 1000M wanted to make yet another change to their plan to erect a fancy new Helmut Jahn-designed skyscraper at 1000 South Michigan Avenue. Now the City of Chicago is on board with those changes.

Recently, the Chicago Department of Planning and Development sent a letter to the lawyers for 1000M letting them know that City Hall will not stand in the way of increasing the number of residences in the skyscraper.

Ordinarily, you would think that a 46% increase (from 506 units to 738) in the number of homes in a building would trigger some kind of review from the LaSalle Street bureaucracy. But as we noted in our story a few months ago, 1000M is also cutting height: 832 feet to 805 feet. And according to the letter sent to the lawyers, “Pursuant to the Lakefront Ordinance, additions which do not increase the site coverage or the height of the structure are exempt from securing approval from the Chicago Plan Commission.”

So, cutting height actually made it easier to add more units.
